Renter Criteria

Listed below are the qualifying items needed in order to rent a home from KMS. If you have questions about

  • •      Rental Application Fee: $50.00 (NON-REFUNDABLE) per applicant.  Anyone 18 years or older must fill out an application and pay the application fees.  The application must be filled out completely. Providing false, misleading, or incomplete information may result in denial of the application. Application fees are to be paid online.  We do not accept cash.  Application Fees are NON-REFUNDABLE FOR ANY REASON and processed through First Advantage.

  • •      Government Issue Identification: Copy of Applicant’s current driver’s license or government-issued identification

    •      Proof of Income: We require 3 times the monthly rent in gross income.  If you have insufficient income, an additional deposit or co-signer may be required.  Copy of four (4) most recent paystubs and/or an Offer Letter on company letterhead, bank statement, Award Letters of Agencies.  Self-employed shall provide tax returns, along with, four (4) bank statements. 

    •      Credit History: You must have reasonable credit.  If you have credit issues, you may apply with a co-signer, who must meet all of our requirments.  If you have a bankruptcy it must be discharged and proof of discharge is required.  If discharge is on the credit report, no additional documents needed.  Open bankruptcies may require additional review and documentation and may not meet current rental criteria.  Student Loans & Medical not considered for approval. 


    •      Rental History: We will verify two (2) years of rental history.  If you have an outstanding balance and/or eviction with another Landlord within the last four (4) years, may result in denial.  Evictions exceeding four (4) years, their balance must be paid in full. Landlord(s) name, and phone number must be provided.  

    •      Criminal History: Criminal history is reviewed on an individual basis considering the nature of the offense, time elapsed, and relevance to resident safety and property protection. 

    •      Pet Fee: For small pets up to 40lbs the fee is $150.00. For larger pets 41lbs or more the fee is $250.00.  This is a non-refundable fee and must be paid in full prior to move in.  There is a two (2) pet limit per home. There are breed restrictions and weight limits at certain locations.  Breed restrictions may apply based on property or insurance requirement. Assistance animals are reviewed in accordance with applicable fair housing laws. 

    •      Holding Fee: In order to reserve this rental home the applicant will be required to pay a deposit. The deposit equals one month's rent (but can go up depending on credit, rental history, etc.)  If the application is denied, the Holding Fee will be refunded to the applicant.  If the applicant delays or cancels at any time, either approved or not, the applicant forfeits the Holding Fee. The Holding Fee will be applied towards the Security Deposit at the time of move-in. 

    •      Utilities: Applicant is responsible to connect all utilities & provide account numbers prior to move in.

     

    * Please note that all of our properties are non-smoking, including marijuana, vaping, and all other smoke-releated products.
